1,720 acres around Byrd Lake and its stone bridge, built by the Civilian Conservation Corps. A paved lakeside trail, a restaurant on the lake, cabins and Bear Trace, a Jack Nicklaus‑designed golf course.
A furnished park model on two deeded lots at the wooded edge of Holiday Out, a private RV community on Lake Tansi, high on the Cumberland Plateau. Golf cart included.
A 2000 Chariot park model, 12 by 32, with a finished, insulated room added on for sitting and laundry. It sits on two lots you own together on one deed, on the outer row of the park with woods behind it.
Inside, it hasn't been remodeled, and it doesn't pretend to be. The style is late 1990s, and the carpet, paint and kitchen are clean and in good shape. Outside there's a stone fire pit built in 2025, a storage shed and a screened front porch.
No lot rent and no landlord. It transfers by warranty deed, like any other real estate.
Most of what's inside stays, so the first weekend can start the minute you pull in.
A written list of everything included goes into the purchase contract, so there are no surprises on either side.

Photos marked 2024 are from the home's 2024 sale listing, taken before the current owners bought it, so some furniture and decor may have changed since. The rest are the owners' own. The lake photos are of Lake Tansi; the home itself sits on a wooded lot in the park, not on the water.
About 1,870 feet up, between Nashville and Knoxville, with state parks, nine championship golf courses and four real seasons all within easy reach.

Crossville and Cumberland County are often called the Golf Capital of Tennessee. Fairfield Glade alone has five courses and 90 holes. Lake Tansi Golf Course and Bear Trace at Cumberland Mountain, designed by Jack Nicklaus, are both rated among the top courses in Tennessee by Golf Advisor.
Holiday Out owners are associate members of the Lake Tansi Village owners association, and the park mentions golf benefits for eligible owners.

The area also has local wineries and breweries, artisan markets and the Cumberland Homesteads, a community built during the Great Depression, much of which still stands.

Tennessee has no state income tax on wages, pensions or Social Security. Its last income tax, the Hall tax on interest and dividends, was repealed for tax years starting January 1, 2021.
The county property tax on this place was $65 for 2026, both lots together: $64 on the main lot and $1 on the annex lot.
Tennessee does charge sales tax: a 7% state rate plus a local rate that varies by county. General information, not tax advice.

Three airports in under two hours, the Smokies in under two and a half, and Nashville, Atlanta and Asheville each an easy day's drive.

Drive times from the park, read on Google Maps on Tuesday morning, October 13, 2026. Traffic and season change them.
A privately owned RV community on Lake Tansi, a few miles south of Crossville. Owners hold the deed to their own lot and share the common areas.

We'd rather you know these now than find out later.
Homes here are park models and campers, not houses. Mobile homes are not allowed.
The park doesn't allow owners to rent out a lot or a unit, short term or long term. It's for owners, their families and their registered guests.
The park's rules let owners use their property year-round, and they also say plainly that the park wasn't designed for year-round living. The main bathhouse, the office and the laundry stay open all winter. The smaller bathhouses close from mid-November to mid-March, and winter stays mean protecting the water lines from freezing.
Additions, sheds and porches need the park's review committee to approve them. Up to three household pets. Quiet hours at night.
A recreational vehicle by the park's rules, 12 feet wide, with a site-built room added on. Not a house, a mobile home or a double-wide. Clean and cared for, and not remodeled.
The lot sits on the park's outer row and backs up to woods. We don't own them and can't promise what happens to them.
Regular home loans generally aren't written on park models, and most RV lenders won't finance one this age. Plan on cash, or check with your own lender before you make an offer.
The park publishes its bylaws and rules on its own website. Please read them before you make an offer.
I'm Nate, one of the owners, and we're selling it ourselves, so you deal directly with us. Ask for the full photo set, the park's rules, the county record and a year of real bills. Or book a time to see it in person or on a live video tour.
Working with an agent? Buyer's agents are welcome. We pay 2.5% of the sale price at closing to the agent who brings the buyer.
Closing is handled by a Tennessee title company or real estate attorney, who holds the money in escrow and records the deed. Ask them about signing by mail or online if you can't be in Tennessee.
We sell to any qualified buyer and follow the federal Fair Housing Act and the Tennessee Human Rights Act.
Send Nate the days and times that work and whether you'd like to see it in person or on a live video tour.
